Tnsmediagroup is a kitchen remodeling contractor in Newport Beach, and most of the people who call us own the property but do not live in it. They have a duplex on the Balboa Peninsula, a small building near Newport Boulevard, or a house in Eastbluff that became a rental when the family moved. The kitchen in each of those is the room that decides how fast a unit rents and how many repair calls come in afterward.
That is a different job from remodeling a kitchen for the person who will cook in it. An owner occupant picks finishes they love and babies them. A tenant uses whatever is there, often hard, and moves out. So the questions we ask are practical ones. Will the sink base survive a slow leak nobody reports for a month? Can a cracked door be replaced from stock next year? Will the counter look acceptable after a stranger cuts limes on it without a board?
How We Approach a Rental Kitchen
We start by finding out what has actually failed. Plenty of kitchens only need new fronts, hardware, a faucet and better lighting, and we say so. When the boxes are swollen or the wiring cannot carry a modern range, we price the full remodel and explain why the cheaper route would cost more over a few leases.
Near the coast, we also plan for salt air. Hardware, hinges and appliance finishes that last inland can pit and rust within a couple of years a few blocks from the sand, so we pick materials that hold up to it.
Scheduling is the other half. We order cabinets and slabs before your tenant moves out, plan crew parking and bin placement for tight alley lots, work inside HOA hours where they apply, and handle permits through the City of Newport Beach when the scope needs them.
