New Counters Without a Full Remodel

In a lot of rental kitchens the cabinets are fine and the counters are the problem. Old tile with cracked, stained grout. Laminate that has lifted at the sink and swollen underneath. A dated granite with a chipped corner at the dishwasher. Replacing just the counters can change how a unit shows more than any other single item, and when the boxes are sound it is often the best money you will spend on the kitchen.

Choosing a Surface for Tenant Use

A rental counter will be cut on, have hot pans set on it, and have spills left to sit. No surface is immune to all of that, so the choice is about which kinds of damage you can live with and fix.

Quartz

Engineered quartz is our usual recommendation for rentals. It does not need sealing, which matters because no tenant will ever seal a counter. It resists staining from wine, coffee and oil. Its weak point is heat: a pan straight off a burner can scorch or discolor the resin. We cover that with a note in the move in packet and, where the layout allows, a heat safe landing zone beside the range.

Solid surface

Solid surface is the budget option we like. It is softer than quartz and will scratch, but scratches and small burns can be sanded and buffed out on site. It also allows an integrated sink with no seam for grime to collect in.

Granite

Granite handles heat well and hides wear in busy patterns, but it needs periodic sealing to resist staining. If you or your property manager will actually test and seal it every year or two, it is a reasonable choice. If not, quartz is less trouble.

What we steer rentals away from

Marble etches from lemon juice and scratches easily. Butcher block needs oiling and warps if water sits on it. Both look wonderful on day one and poor by the first move out inspection.

Details That Save Repairs

Edges. An eased or lightly rounded edge chips far less than a sharp square edge or an ornate ogee, and it is kinder to hips in a narrow galley.

Seams. Most kitchens need at least one. We place seams away from the sink and the main prep area, where water and knife work would open them up over time.

Sinks. An undermount stainless sink in a standard size makes wiping crumbs straight into the bowl easy and can be replaced later without recutting the counter. We avoid farmhouse sinks in rentals because they need special cabinets and are costly to replace.

Backsplash. Where old tile backsplash comes off with the counter, we usually run a short splash in the same material as the counter or reset tile with a darker grout that hides kitchen use.

How the Job Runs

We measure and confirm the cabinets are level, because a counter cannot correct a cabinet run that is out of level. Old tops come out, the sink and cooktop are disconnected, and a laser template is taken. Fabrication commonly takes one to three weeks depending on the slab. Installation is typically one day, with plumbing reconnected the same day or the next.

On narrow Balboa Peninsula lots, carrying a slab from the alley through a side yard takes planning, so we look at the access route during the first visit.
