Updating a Kitchen You Will Not Be Cooking In

When you own the unit but a tenant lives in it, the goal of a kitchen update shifts. It still has to look good enough to rent quickly at a fair price. But the bigger test comes two or three years later, when the second or third tenant moves out and you find out which choices held up.

We scope rental kitchen updates in Newport Beach around that later moment. That means spending money where tenants do damage and saving it where they do not.

Where the Money Goes

Cabinet boxes, especially the sink base

The most common failure in an older rental kitchen is a swollen particleboard sink base. A slow drip under the trap soaks the floor of the cabinet, it puffs up, the door stops closing, and by the time anyone notices the panel is soft. We build or order sink bases in plywood at minimum, and often the whole lower run, because plywood tolerates a wet spell far better and can be repaired rather than replaced.

If the existing boxes are sound, we do not tear them out. Refacing with new doors, drawer fronts and face frame veneer gives a unit a new look for a fraction of replacement cost, and it keeps the job short.

Doors and finishes you can match later

Painted doors show chips at every hinge edge after a year of tenants. Thermofoil can peel near a range. We lean toward durable finishes such as factory catalyzed paint in a common color or a textured laminate, in a standard door style that is still easy to buy. The point is that when one door is cracked, your handyman can order one door, not a set.

Hinges, slides and hardware

Soft close hinges and full extension slides are worth it in a rental, not as luxury features, but because they stop doors being slammed off their hinges and drawers being yanked off their tracks. Near the water we specify stainless or properly coated hinges and solid pulls, because plated steel pits in peninsula salt air within a couple of seasons.

Electrical and ventilation

Many rental kitchens in the older parts of Eastbluff and Dover Shores still run on circuits that were fine for a 1970s kitchen and are not fine for a microwave, a toaster oven and an air fryer on the same counter. A proper update adds dedicated appliance circuits, GFCI protection at counter receptacles and under cabinet lighting on its own switch. We also duct the range hood outside wherever the structure allows, since a recirculating hood in a small duplex leaves grease on the cabinets and moisture in the walls.

Where We Tell You to Save

Skip the pot filler, the second sink and the custom glass fronts. Skip the high end appliance package unless the unit is a luxury rental that justifies it. Choose a range, dishwasher and refrigerator in standard widths from a brand with local parts and service support, so a failure is a quick repair and not a long wait with an angry tenant.

We also rarely recommend moving the sink. Keeping plumbing where it is avoids new drain runs, floor work and often a permit, and it keeps a turnover within a normal vacancy.

Permits, Parking and Timing

Swapping fronts, counters and fixtures in place generally needs no permit. New circuits, moved walls or relocated plumbing do, and we take that work through the City of Newport Beach review and inspections. On Balboa Island and the peninsula we plan crew parking and bin placement before the job starts, and in gated communities we work inside the association’s allowed hours.
